5 Signs Your Pool Is Ready for Renovation (Not Just Another Repair)

Most pools don't fail all at once — they nickel-and-dime you. A repair here, extra chemicals there, and one day you realize you've spent renovation money keeping an aging pool on life support. Here are the five signs it's time to renovate instead.

1. Plaster that's rough, stained, or thin

If the surface scrapes feet, shows gray mottling or rebar shadows, or feels sandpaper-rough at the waterline, the plaster is at end of life. Resurfacing with quartz or pebble resets the clock by 15–20 years and transforms how the water looks.

2. Chemical costs that keep climbing

Old, porous plaster harbors algae and drinks chemicals. If your water is harder to balance every season, the surface is usually the reason — not your chemistry skills.

3. Cracked or dated coping and tile

Coping takes the worst of freeze-thaw. Cracked coping lets water behind the pool shell, which becomes structural damage. If yours is failing — or just screams 1998 — replacement during resurfacing is the efficient time to do it.

4. A deck that's pulling away

Gaps between deck and coping, or slabs settling toward the pool, mean water is getting where it shouldn't. Deck replacement is also the moment to upgrade concrete to flagstone and make the pool look built-in instead of dropped-in.

5. Equipment from another era

A single-speed pump can cost several times more electricity per year than a modern variable-speed unit. If you're renovating anyway, modernizing equipment while the pool is down pays for itself — and adds app control while you're at it.
