Nobody publishes patio prices, which means homeowners walk into consultations blind. Here's the straight answer, based on what these projects actually cost to build well in the DFW metro.
The broad ranges
A quality open-air pergola typically starts in the low five figures. An attached, shingle-matched covered patio — framed to your roofline, with electrical for fans and lighting — generally runs from the mid-teens into the $30k–$50k range depending on size and finish. Full freestanding pavilions with outdoor kitchens and fireplaces scale well beyond that. If a quote comes in dramatically under these ranges, look hard at the footings, the framing lumber, and whether permits are included.
What moves the number
Size matters less than people expect; complexity matters more. Tying into an existing roofline cleanly, taller plate heights, tongue-and-groove ceilings, standing-seam metal roofs, and electrical scope are the big variables. The concrete or flagstone underneath is its own line item — and often the right time to upgrade it, since the crew and equipment are already on site.
The question to ask any builder
Ask what's holding the structure up. Posts anchored to a thin patio slab will move; properly engineered footings poured below the slab won't. It's invisible at the walkthrough and it's the whole difference between a structure that lasts and one that racks out of square in five years.
